Real Estate Buyer’s To-Do List

Once we find the right Treasure Coast house or condominium for you to purchase, there will be a number of steps that take place before you are able to move into your new home.

Whether you’re moving across country or just a few blocks into your house, moving can be stressful. Planning and preparing in advance for the big day can make all the difference in the world. Here’s a helpful checklist to keep on hand during the weeks prior to MOVING DAY!

Several items buyers should be prepared for to have a smooth and easy transition.

GET FINANCING / PRE-APPROVAL. Before looking for a home to buy, make sure you know what you can afford. This is necessary should you need to get a loan/mortgage. It saves you time and will provide sellers with peace of mind knowing you are a serious buyer.

EXECUTE A CONTRACT/OFFER FOR PURCHASE. Once you find the home you want and are able to afford it, make an offer to purchase with the seller.

MAKE DEPOSIT WITH ESCROW AGENT OR TITLE COMPANY. Should your offer be accepted by the seller and is signed, follow the terms of this contract. Usually you will have to make a deposit to be held by an escrow agent or title company.

ARRANGE FOR HOME INSPECTION. This helps protect yourself from unknown issues with the real estate.

MAKE ADDITIONAL DEPOSIT. Follow the terms of the contract agreed, which usually requires an additional good faith deposit as more time passes in buying the home.

PRE-CLOSING WALK-THROUGH. With everything falling into place, you will want to make a final walk-through of the home to see its condition. Once you are satisfied, the closing will occur.

CONTACT YOUR LOCAL UTILITY COMPANY TO DISCONTINUE OR MOVE SERVICE. This includes the following:
  • ELECTRIC
  • PHONE
  • CABLE TV
  • WATER
  • GAS
  • OTHER

FILE FOR HOMESTEAD EXEMPTION WITH COUNTY APPRAISER’S OFFICE. Should this be your primary residence, make arrangements to contact your County Appraiser’s Office to file for your homestead exemption to save on property taxes.
