    The only way to determine the correct home or condo rental price, is to compare recently rented prices of similar homes or condos in that same neighborhood or building. While there are numerous resources for finding homes or condos for rent, there aren’t websites that provide rental data in the Treasure Coast area. This is only available to Realtors through their membership with the local Multiple Listing Service. While many consumers look to Zillow for this information, Zillow doesn’t have the actual realistic rented prices in the Treasure Coast area.

Documents Needed for Move-in

Once you find and pinpoint your new home or condo to rent, some documents must be submitted to have the owner/landlord agree for you and your family to move-in. Having an experienced professional in your corner will save you time, give you peace of mind and very likely save you a great deal of money.

A. Contract-to-Lease (the offer):
This is a document used to present your offer to the owner/landlord.

B. Lease:
Once the terms of the Contract-to-Lease is accepted by both the owner/landlord and the renter, a formal lease is prepared.

  • A deposit is required upon lease execution.
  • Typically, an owner asks for a move-in amount of 3-month’s rent. This is considered “the first month’s rent, last month’s rent, and a security deposit”. However, most of the time everything is negotiable.

Association Application:

This is required by all condominiums. It includes a background check that usually takes 5-10 business days. Typically there is a non-refundable application fee of about $100.00.

Move in Date:

Unless already furnished, all condominiums require furniture deliveries be scheduled. Depending on the time of the year, elevators may be reserved for days or weeks in advance. You should always account for 5 days.

Additional fees:

  • Security Deposit:
    Some buildings may require an additional monthly rent as a security deposit to be held by the association. Typically this is paid by a transfer of the security deposit paid to the landlord or by paying “first – security – security” as the initial deposits (see 2b).
  • Move in Fee:
    Some buildings require a trash removal fee for both renters and new owners. We will let you know which buildings have fees and how much they are.
  • Common Area Deposit
    Buildings and their Associations are now asking for refundable deposits when moving in and out of the buildings. This insures any damage caused to the common areas, such as elevators and lobbies when owners or tenants move/transport their personal belongings and furniture. This deposit is immediately returned upon the moving task, should there be no damage. We will let you know which buildings require such deposits.
