Land clearing has started at  the Briger tract on the south side of Donald Ross Road in Palm Beach Gardens, just east of I-95.

The one-square-mile of propertry straddles Interstate 95 from Hood Road in the south to Donald Ross in the north.

County officials in 2010 approved its development outlines with an eye toward the future growth of the Scripps Research Institute and other biomedical research employers.

Initial plans filed with the city call for 2.5 million square feet of industrial, research and development and biomedical space to be built on the eastern 475 acres of Briger; 1.2 million square feet of offices; a 300-room hotel; 450,000 square feet of retail; 350 apartments; 800 multifamily homes; and 350 single-family homes.

Kolter Group, the property’s master developer, won site plan approval in June for 360 houses and townhomes to be built on 58 acres of that property. A Florida Crystals apartment division, Villas at Briger LLC, has proposed a 10-building, 361-unit luxury rental complex, called Atlantico at Palm Beach Gardens, on 13 acres just north of that.

The 206 acres west of I-95 are slated for another 60,000 square feet of retail, 350 apartments, 600 units of multifamily housing, and 250 houses.
