The upcoming 321 at Water’s Edge condo project in Fort Lauderdale Beach is aiming to break ground this fall, with pre-sales at the boutique building already well underway.
The developers announced that they’re expecting to break ground sometime this fall after recording strong pre-sales following their launch event earlier this month.
About 20 percent of the development’s 23 units have been reserved, the developers said in the release, and the project’s sales gallery at 2400 East Las Olas Boulevard is now officially open for business.
Priced $2 million and up, units at the project have two bedrooms, three bathrooms and dens, with sizes ranging from 2,600 square feet to 3,800 square feet. The three penthouses will also offer private rooftop terraces measuring 1,434 square feet.
As for finishes, the developer plans to deliver the units “move-in ready” with Italian cabinetry, Hansgrohe fixtures and Gaggenau appliances — oh, and don’t forget the floor-to-ceiling windows.
321 at the Ocean’s amenity package will include a fitness center with ocean views, a pool looking over the Intracoastal Waterway, cocktail bar in the lobby, wine tasting room with private storage for every owner and a 24-hour valet.
Besides its finishes and amenities, a major selling point for this 11-story project is its location: the development site at 321 North Birch Road has a relatively clear line of sight to the ocean despite being located on the other side of Fort Lauderdale Beach, and the developers said it’s also a quick drive to Las Olas Boulevard’s popular strip of retail and restaurants.
County records show 321 Birch LLC, a company controlled by the Sobels and their firm SobelCo, paid $10 million for the 27,400-square-foot development site in May 2015. The developers announced their luxe project, then called Oceana Fort Lauderdale, shortly afterwards in August.
