Plans for the former Briger Tract are developing quickly, as a Kolter Group subsidiary has filed to build 331 houses on a 206-acre section just west of Interstate 95.

The project name is the Briger Planned Community Development, hardly a catchy moniker for Palm Beach Gardens’ latest luxury community, but at this point it’s only at the site plan review stage, so that will change.

The triangular site is between I-95 and Florida’s Turnpike, south of Donald Ross Road and north of Hood Road, surrounding Franklin Academy on three sides.

The wooded Briger tract, now known as the Alton tract, is a 681-acre expanse near the Scripps Research Institute. The planned housing development is on Alton’s westernmost section, Parcel G.
