Developer puts FATCity site in Fort Lauderdale on the market

The Traina Companies is looking to joint venture or sell the site of a 1.35-million-square-foot, mixed-use project in Fort Lauderdale, FATCity. Avison Young’s David Duckworth, John Crotty and Michael Fay are listing the property at 300 North Andrews Avenue. Duckworth said it’s hitting the market unpriced and a call for offers is planned for about 45 days from now. New York and Delray Beach-based Traina secured entitlements for FATCity in July. The 2.69-acre site was approved for two 30-story towers with 270,000 square feet of office space, retail and hospitality, 612 residential units and more than 1,300 parking spaces. Fort Lauderdale takes step to promote residential development in Cypress Creek

Plans for thousands of more residential homes are on the horizon and sure to come in the coming years by Cypress Creek. Fort Lauderdale’s planning and zoning board approved a comprehensive plan amendment for 353 acres in the city’s Cypress Creek area to encourage more residential development there. The comprehensive plan amendment would allow construction of 2,560 additional residences in the 353-acre area, called Uptown Urban Village, which now has 239 residences. Microsoft, Citrix and other employers in Cypress Creek are concerned about recruiting and retaining employees because the area lacks housing. Cypress Creek has almost 4.1 million square feet of office space, the largest concentration of office buildings in Broward County outside downtown Fort Lauderdale, according to real estate brokerage CBRE. All-studio rental tower proposed in downtown Fort Lauderdale

An all-studio apartment building may be added to the mix of rental buildings being developed in downtown Fort Lauderdale. Savant Development Group, led by Irvington, New York-based Renato Rancic, just submitted an application to the city to build a 111-unit rental project at 730 and 744 North Andrews Avenue, between Sunrise Boulevard and Sistrunk Boulevard. Units would range from 450 square feet to 525 square feet, and would be geared toward residents between 25 to 40 years old making a medium income of $65,000, according to the South Florida Business Journal. The proposed 127,000-square-foot development would have a 3,800-square-foot business center and a 3,500-square-foot cafe. Brock Development scores loan, breaks ground on Palm Beach Gardens hotel

A new hotel in Palm Beach Gardens has just broken ground since Brock Development just scored $20 million in construction financing. Property records show Florida Community Bank provided the loan to Brock NPGA Hotel for the five-story, 122-key hotel. The company, led by principals Andrew and Peter Brock, paid $2.6 million for the roughly 1.3-acre lot at 4250 Design Center Drive. The seller, Heartwood 42, is an affiliate of BBX Capital. The hotel, a Residence Inn by Marriott, will be part of a larger mixed-use project BBX and Stiles Corporation are building.
